Closing On Your Dream Home
July 31st, 2020 | by Donnie WiseBuying your dream home is such an exciting time, but whether you are a first time homebuyer or a seasoned vet it can come with scary emotions and a lot of unknowns. So, let’s break down everything you need to know when it comes time to close on your forever home.
Step One: Find the perfect lot, floor plan, or already built home. Though it is not necessary to have a realtor we have a full team here at Don Wise Construction that are licensed realtors and brokers in both Arkansas and Oklahoma to help make the looking/building process a breeze.
Step Two: Once your contract is signed it will be sent to a title company, abstract company in Oklahoma, and the title work process will begin. It is important that you use a title company to ensure that you are protected from various forms of online fraud such as email interception, wire fraud, or false identities.
Step Three: Once title work begins there will be multiple things that will require yours and your lenders, if you choose to use a financing company, involvement. Your title company will provide you with secure emails containing wiring instructions along with any other sensitive information. Once that is complete your closing officer will balance with your lender in order to give you the total amount of cash needed to close — in some situations no money will be required, but that is dependent on the type of loan you will be receiving.
Step Four: Closing on your forever home. On a home that construction is already complete on closing will happen usually about 30-days from the time you signed the contract. However, if you are purchasing a home that is under construction closing dates will vary depending on the stage of construction. No matter the home choice once the day arrives you will arrive at the title company with your funds in hand, along with an up to date photo identification and be ready to sign all necessary documents such as your new home mortgage, deeds, closing disclosure, etc. This process usually takes 30-minutes to one-hour depending on the number of documents that need to be signed.
Step Five: It’s yours! After the documents are signed you will receive a copy in a packet for you to easily file away and you will walk away as homeowners with your keys in hand! Generally about 30-days after closing your signed and recorded deed will be mailed to your new address for you to keep filed away in a safe place.
